Bluvistas is owned by 3 partners who have vacation rentals in this local market just like you. Combined, we have over 60 years of experience in renting and managing investment properties in the OC market.

We are competitive with our Commission… with rates from 12-16%, depending on which rental program you select for your property. Fair marketing fees of $300/year (waived for the 1st year of all new properties) That is it in a nutshell!

Most owners want to maximize the rental revenues and elect to use the “Retail” program. Some owners want to minimize the number of guests and prefer a “summer seasonal” rental which lasts 4 months+1 day.

We also have a relationship with a travel company that may have interest in leasing your property for a “Guaranteed” rental amount…this provides security for those concerned with being able to pay the bills. This program is typically 4 to 6 months long depending on the owner’s needs.

You get a locally owned and managed company that is here 24/7/365 days out of the year. You get direct communication with a manager to answer your call, text and/or emails. You get professional management of your investment property from the day to day physical management of your property to the administrative management of the listing of your unit on ourwebsite and the OTA’S( Online Travel Agencies, Airbnb, VRBO, Homeaway) You get a local company with connections to repair, maintain and update your property. We do not add any fees for service calls/remodeling updates.

For the most part, Yes. Exceptions exist if a rental is on the books or you are enrolled in a summer lease or in a guaranteed rental program.

For our properties that only allow for family rentals, we make contact with guests upon booking to verify that the requirements are met. In the event we get called to your property for a disturbance and it is a group, we have no issue evicting the guests if they are in violation.

We encourage all owners to use a keyless/smart lock for their rental property. This provides ease of access for the guests as well as the day to day management. Bluvista is willing to provide a free smart lock for qualified properties.
